Essen/Remshalden, 3 February 2026: The German residential developer Instone Real Estate (“Instone") has acquired a plot of land covering 9,168 m² on Grunbacher Höhe in Remshalden. The plan is to develop a residential quarter comprising 110 residential units and a daycare centre, thereby addressing local demand for housing. Further planning steps will be carried out in close coordination with the municipality of Remshalden. With the acquisition the existing urban design considerations for the site are being taken forward and refined in collaboration with the municipality as part of the development plan procedure.

With the planned daycare centre and communal green spaces, we aim to create real added value for the neighbourhood“, says Bianca Reinhardt Weith, Managing Director of Instone Real Estate Development GmbH. “Instone has been active in the region for many years and has successfully delivered residential projects in places such as Schorndorf. We are bringing this experience to Remshalden, working together with the municipality and focusing on local needs.“

Mayor Reinhard Molt adds: “We welcome the fact that Instone, an experienced and reliable partner with proven regional expertise, will finally be taking on this further development. We were closely involved in shaping the concept of the neighbourhood. We are delighted that together we can make an important contribution to responsibly expanding the supply of housing in Remshalden.“

The planned neighbourhood is based on the existing urban planning competition results from the a+r Architekten architectural firm. The current planning status envisages several buildings in two construction phases, complemented by green spaces for relaxation and community use. There are also plans for a share of subsidised housing and contemporary mobility options, such as car sharing and bicycle solutions. Sustainable elements such as energy-efficient construction, the use of CO₂-reduced concrete and modern heat pump technology are being taken into account – future residents and owners will benefit from energy standards such as EH40 and QNG certification.

The location on the Grunbacher Höhe combines a quiet, established residential environment with fast connections to Stuttgart, Waiblingen and Schorndorf. The Grunbach S-Bahn station can be reached in around ten minutes. Remshalden is characterised by a family-friendly environment, a strong base of mid-sized companies, and a wide range of cultural and community activities.
