Instone strengthens development pipeline with land purchase in Nuremberg's Luitpold district – potential for 160 apartments

Essen/Nuremberg, Germany, 27 November 2025: The German residential developer Instone Real Estate (“Instone”) has acquired a plot of land measuring approx. 5,500 m² in the new Luitpoldviertel district of Nuremberg, thereby expanding its development pipeline in the Franconian metropolis. The seller of the property on Regensburger Straße in the Ludwigsfeld district is a project development company belonging to the Nuremberg-based KIB Group. The parties have agreed not to disclose the purchase price. The plan is to develop three building sections with a total of approximately 160 privately financed owner-occupied apartments and an underground car park. The building application is scheduled for the first quarter of 2026. Instone plans to implement the EH-40-QNG standard and aims to obtain certification from DGNB or NaWoh.

Norbert Grund, Managing Director of KIB Group, adds: “Now that infrastructure, housing for senior citizens and students, and rental apartments have been designed or already built, the Luitpoldviertel neighbourhood still lacks the essential component of owner-occupied apartments to complete a diverse neighbourhood. The largely completed Luitpoldviertel district on the former Autohaus Krauss site covers a total area of 28,300 m². It combines different types of housing with space for offices, retail and services. The district is characterised by its proximity to various institutes of higher education, including the Technical University of Nuremberg, and excellent transport links. The main railway station and the old town can be reached in less than 20 minutes by car, public transport or bicycle. The Luitpoldhain recreational area and Lake Wöhrder with its urban beach are also in the immediate vicinity. Another Instone Real Estate project, the Seetor City Campus, is also located in the east of the city, around ten minutes away by car.
